What is the Deal of the Week?
I occasionally do a Deal of the Week post attempting to highlight some properties in the Decatur Alabama Area that are worthy of a closer look via on-site inspection.
I find these Decatur Al Homes via my own customized search criteria that is designed to isolate a few listings meeting my stringent pricing criteria. In effect, this search filters potential homes that are listed for significantly less money than recently sold homes in the same neighborhood and are also significantly less than other current listings in similarly located subdivisions.
However here is the Warning, I know you have heard the old sayings; ‘If its too good to be true its probably not’ and ‘You pay for what you get’. Well I am not one to go against these truisms and I must admit that my algorithm has from time to time taken me to homes where the needed repairs out weight the available discount, nevertheless from time to time the occasional jewel does shine.
This Week’s Potential Deal
I will also admit that often times my process leads me to potential foreclosure deals, however this doesn’t appear to be the case with this Decatur Home. This home has been on the market for some time and has been through the normal price reduction process. Nonetheless, its in the very popular Neighborhood of Chapel Hill and within the sought after Austin High School District.
Located at 2520 Chapel Hill Road, Decatur, Al 35603, I am just dying to go take a closer look because it is currently listed 25% – 35% lower than recently sold and currently listed homes within the same neighborhood.
